A power tip from Fernando Herboso, broker for Herboso & Associates; Having listed hundreds of properties and owned over 50 rental units the last 20 years, I learned how to negotiate with repairman and assure myself that they are NOT over-charging me.

Is all about  just one phrase that you could say at the right time, and it could save you hundreds, or thousands of dollars!

Your timing has to be perfect and delivered just like a punch line from a professional comedian. . .to early on and you will get gouged. .too late in delivering it and you already got gouged!

A good sign that you are in their trap already is when you ask them if they are busy. .

HINT: Your true caring nature just cost you an EXTRA $100!

Never ask them what you know the answer to be.. . they will always  tell you that they are extremely busy!

Tip #1 
Don't just make it appear that way. . .that you are only calling one repairman.
Get multiple bids whenever it's practical. . .Make sure they know they are competing with someone else.

If you are a female and live alone. . go the nearest good will store and buy the biggest man's shoes you find and leaven them by the front door when they come. .   .the message conveyed . .there is a lion king here. .be careful. . and I'm not your prey!

Moving Headaches? Take this and call me. .



A Checklist For Moving To Your New Home






MOVING DAY!


First, let me be the one to say it. . I hate moving and the very thought of it send chills down my spine,
Ironic that I chose to be a Real Estate Broker and I'm the person that manages the first step of moving day. .the actual selling of a home.
Most  experts say that any kind of "change" creates "stress". Moving is a huge deal for anyone and the stress associated  with this is real.


When preparing for a move we need to organize to minimize our efforts and attempt at completing the mission with minimal mistakes, accidents and headaches.


This is a checklist of sorts based on my many years of experience as a real estate broker:
"My Advice"
 

My #1 advice. . .Get rid of what you don't need!

Many of us are programmed to save for a rainy day and slowly we become "pack rats" that could easily be featured in one of the many television shows about Hoarders.


One thing that I can advice  is going through all of our "stuff" and getting rid of what you don't need anymore. Moving unwanted clothing and stuff form garage to garage and attic to attic is energy wasted from your part.
It is surprising how much more in control we feel as soon as we start narrowing down our "inventory" to what we actually need to keep. Getting rid of the unwanted items can be done by having either a  garage sale long before moving time or (my favorite)  donating the leftovers to the Salvation Army or other charitable groups that may actually USE THESE ITEMS.

MY #2 advice . .Get all important papers and documents together and secure them and you handle them!

Since moving is nearly a chaos for any family, to say the least, we need to be aware of the exact location of all of our important items. Don't leave it to the moving company to handle these. . you do it and keep it in the trunk of your car until you are settled. Sometimes things that we absolutely must not lose or misplace should certainly be solely carried by the person that it affects the most!

Short Sale Question: My Lender's HUGE ERROR!

 Q:

I have been in default of my first and second mortgage for about 6 months. I was laid of from my employer and my financial situation gone down hill ever since. I now have my house up for short sale and have become employed. I have decided to go through with the short sale and move on with my life. Recently my first mortgage company notified me by mail sending the original loan papers that my loan is paid in full. They have made a huge mistake since I am really in default. They have been hounding me for the documents to be sent back to them. I don't want to send them if their mistake can work in my favor. My question is....Due to me now having position of my original loan documents stamped and signed paid in full, does that mean that I am free and clear of the loan and the owner of the house? Please advise on what if any steps I will need to take. Thanking you in advance,

Let me get this straight. . a clerk makes a mistake. .and you want to take full advantage of their error without any disregard from your own admission to be in default of the loan?.  . 

It's like I come into your house,  buy a used vacuum cleaner from you. .give you a check for $100 . .except I forgot to put a comma and the check is actually for $10,000. .so you need advise if you should cash this check or not?

My advice.. 

do the right thing!
