How to make decluttering a key step before selling your home

The idea is, 
When selling, 
you want to showcase your house. .
Not your stuff!

I always advice my clients to make it a game. 
You can even make a contest with all your family members

Who dumps the most stuff in one single weekend!

The winner will ultimately be you. .as a seller

One test if an item is a candidate for decluttering
Hide it for a few days 
If no one is asking for it. .
You don't need it!

This is the time to reset your life. .seriously
Stuff all over the place clutters your mind. .
You almost become part of the problem. . 
Just get rid of it if you don't use it!


Less is more when it comes to stuff in your house 
To make your rooms look larger you need less stuff
You don't have to have something on every corner of the house. .

Small tables that just collect dust against a wall. .must go

Organize your bookshelves in an orderly fashion. . a few books a couple statues and that is it!

The kitchen is the key area for buyers

Take everything out of the drawers  and throw away storage containers that have no lids.
Condiments that you don't use anymore. .
All those gadgets that you purchased from infomercials . .they all must go away from the counter space
I advise you to hide any small appliances like toasters and mixers inside your cabinets.
An uncluttered counter-top sells . .even if your kitchen is from the 90's!

Please remove personal pictures and magnets from your refrigerator and clean it till it shines. . .a few weeks and you can put them back on!

There is no reason to have a 12 month supply of dry canned foods when you are going to be out of that house in 3 months!
A lot of people would love the donation at the local Salvation Army

While you at it. .
You know those clothes that still have the stickers hanging on your closet?
Come on!
Do you really need to keep that?
There are a lot of homeless children that would love to have clothes this Winter. . .unless you are Kim Kardashian. .get rid of it!

The market report for Clarksburg MD for August 2012 has good news and bad
Lets take a quick look at the report for Montgomery County Maryland in general
The bad news first: In May there was only 69000 jobs added for the whole United States.
The good news is that the private sector generated 1.8 million jobs between May 2011 to May 2012
Our local economy is tops when it comes to job creations and economic conditions. .that is the good news!
Unemployment rate is 5.6% in Maryland compared to the rest of the country
The laws of SUPPLY AND DEMAND are forecasting what the end of the year and the start of 2013 would look like, ,
PRICES ARE CERTAIN TO GO UP BECAUSE OF LOW INVENTORY AND A GROWING POOL OF BUYERS. AS THEY FIND THEMSELVES  UNABLE TO BUY & COMPETE WITH OTHERS FOR THE VERY FEW LISTINGS OUT THERE.


Activity in the Real Estate market is high . .but inventories  are at record lows
Easy to figure this out. .
A lot of people want to sell but, their equities are still too low to motivate them.
Most of the inventory is coming from the MUST SELL homeowners to short sales and a few foreclosures out there.
If you are a buyer, my advice is to act quickly and be prepared before going out there.

We have buyers. . but the listings are simply not there!
Prices are rising because of this.
The average Days on Market has dropped over 17% from last year, indicating the trend mentioned above. Listing priced well, are selling very quick!

Question: Can you do a short sale, while you are current with all mortgage payments?


As the years pass, I see why this question as being one  of the most popular ones when it comes to short sales.
My answer has always been the same.
Outside of an attorney, no one should advise you to stop making your mortgage payments. That being said, it is now more than ever that banks have family accepted this motion
People will not make payments on an underwater mortgage. .they want options.

There are currently 11 million mortgages that are considered in trouble - behind on their payments
At the beginning , it used to be that lenders would not consider a short sale if the payments were current, but that is no longer the case. Realizing the amount of potential foreclosures on the horizon. .and several other factors that could contribute to a potential default, many lenders are eager to accept short sales including Fannie Mae.

The best news is that you can buy another house in two short years!
These are the signs of times. . 

If Your Home's Market Value Has Dropped. . 
You are current on your payments. .
What to do?
Is all about your hardship.
If you suspect reduced income for your future. . this is your opportunity to get rid of a bad investment.

You have until December 2012 to avoid any taxes on the forgiving amount.

The starting point of ALL SHORT SALES is when you first write a hardship letter. .if you have a compelling case. . DO IT! , regardless if you are current on your mortgage payments or not. Reference: www.AdiosLender.com


I just finished a short sale in Maryland that the lender gave my client $274,672.22 forgiveness of debt.
Imagine that is $274,672.22 that my clients don't have to pay. . the best news is that this was a HAFA short sale and they received $3,000 relocation costs and a promise NO TO GO AFTER THEM WITH A DEFICIENCY JUDGEMENT!
They are already on my to do list 1 1/2 years to call them and advice them to buy a new property . .timely, they have a 2 year lease on their new home now. . just perfect timing!

What are some examples that do NOT constitute a hardship?
Good question, every case is different but one thing you need to know is that a bad purchase decision in real estate does not constitute as a hardship.
Buying a substitute home with bad intentions. . you plan to move to the new house and ask to do a short sale in the old one. .very astute form your part, except the ones approving short sales are not fifth graders!

Reads: Upon short sale completion, . .

 "shall waive the bank's right to seek a deficiency under 

the loan documents or any of its other rights there 

under,  and the obligations evidenced by the note"


Total net to the bank from proceeds: $279,347.78



                                       Total deficiency forgiven. . $274,672.22 !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
