"I Know Buying a Home Instead of Renting is Better...Stop it Already!" 


Without fail, Realtors speak in unison to the crowds.
"Buying a home instead of renting is better!" 
These are the reasons [money - comfort - stability..etc ]
Enough already, we have been incessantly  trying to convince the public about home buying when there is really no convincing to do. .they already know
A survey made by Hanley Wood Housing 360 revealed a startling statistics about Owners and Renters

Renters already know that buying is better than renting. . 
38% are not homeowners just because they think "They may not qualify for a Mortgage" 
55% are not homeowners simply because they "Cannot afford the Downpayment" 
Adding them together and the numbers don't lie. .
A Startling 93% of renters already know that buying is better than renting . .
The only thing stopping them is their credit and cash at hand.
If we solve these two problems, we can wipe out the rental market in the USA
To my  fellow Realtors, stop pounding a message that they already heard...and start solving your clients two major problems
Credit and Cash for the downpayment
That is the only thing renters want to hear. . .so help them now!
You ask yourself?
Why are they already convinced?

 Since 1975 statistics show that home prices [Median Sales Price] have steady went up. . 
is almost too predictable. . 
Every accumulate year shows a steady increase with exception of the obstacles we encountered in 2005 and 2006. 
Happy to see we are getting back into the groove of what we call a normal market once again. ..
If we match this with average income earned during the same years, [Mean Household Income] Salaries are moving up and steadily . .similar to house prices.
But the major point to take from this study is that RENTERS [CPI Rent of Primary Residence] have also have seen rental increases year after year. . 
is almost too predictable. . 
I could easily predict what renters will be paying in the year 2020, 2025, 2030 and beyond.. .
To further amplify the message. . 
Here comes this study:
home ownership
Owners got it made!
Their equity money keeps growing and growing building their net worth year after year for just being homeowners! 
A happy and welcome unintended consequence for the vast majority of them.
Meanwhile, RENTERS. . .
Their [Median Net Worth] is the "unintended" consequence as well. .
No one wants to rent to be worth less!
Going back to my initial argument that RENTERS do not need to be reminded of this anymore. .
Let's look at the problem and come up with solutions. . 
Is it affordable? 
Yes it is!
If you have the credit and the money for the downpayment. . 
There has never been another time in the history of housing. .[at least since 1971] how affordable is to really buy a home right now.

Now, 
Let's look at the two problems and come up with solutions. . 
CREDIT RATINGS
America is a nation of borrowers and there is no education for young people to start life the right way. Parents are doing a lousy job!
From the very first time they leave college of their parents homes, they are already loaded with college debt and credit card debt.
A bad way to start an unhappy life...loaded with bills and forced to take the first job offered, ending up stuck and  pressured to hold and pursue their dreams because they need that weekly paycheck to pay their bills. .
Now, adding insult to injury (a self inflicted obstacle).... .

Selling your home nowadays requires some "extra" factors to work on and to improve if the highest SOLD price is desired.
Of course, you want to make potentials buyers to be attracted to your home. What is important is where? and where you will get the biggest return on your investment (ROI) preparing your home for sale.

You have to look or view your home from a buyers perspective and remove any emotional value you put in your house.
There is a difference between a home and a house.
You are selling your house and not your home

Does your home need to be repainted?
Do you need to replace your front door? 
It is my experience after participating on hundreds of home purchases and sales that first impressions determine how much you will sell your house for.

This is the list of important factors I would  address with you if I was listing your house for sale.

The Safety Factor:

Like it or not, this is where your first dollars should to go to>> Make your home complaint to codes and safety safe practices. This includes, handrails, smoke detectors, electrical plumbing issues to start with. 

The Clean Factor: 

Impression is very important, so you have to check out your home and do improvements in order to gain good impressions. " The Clean Factor" applies to the next please where you should spend your money. Pretend your mother in law is coming for a visit. . every day your house is active for sale.  Clean the interior as well as the  exterior. You want to give an impression that you have maintained your home and it is in good condition.

Hoarding not allowed:  The way you live is no one else's business. . until your home is for sale. A good Realtor will be candid and honest if they see you have a problem here.

Windows should also be clean, so you have to make sure to clean them or hire a window-washing service to make sure that the windows are efficiently clean and free from cobwebs and debris. 

The Cosmetics Factor:

This refers adding   home exterior decoration that can make a home appealing by planting flowers and hanging potted plants. Make sure to clean the gutter and mow the lawn in this important step.

If you have kids and pets. . simply, make it hard for someone to figure out that you have kids and pets in your house. Meaning all the toys put away and properly stored

About your pets, make sure that they are in their proper places and never let them roam around your home, especially when potential buyers will come to visit. They maybe adorable. .but they are bad distractions to help you sell your home for the highest amount.

The Kitchen & Bathrooms: 

This perhaps is where the bulk of your money should go. No one wants to spend hundreds of thousands of dollars and start using a dirty and outdated kitchen or bathroom.

You want it as clean as possible and I strongly recommend  to have it renovated as needed.

Appliances should be priority #1
Painting and removing old grout on floors and walls is strongly recommended.

My favorite place that makes a huge difference is replacing the faucets in the kitchen & bathrooms. Have you seen the newest models lately?. .I just recently purchased a kohler kitchen faucet for one of our listings and I can assure you that, they are amazing accents that could make any kitchen and bathroom shine at first glance.

The best advice you should take from this article if you are selling your home is that working with a real estate agent can be helpful. but make sure to have the right one. Take time to find the one that has the right skills and experiences in order to make sure that he/she can help you out in selling your home in Maryland.
