This post was inspired while  speaking to a potential seller who stated .. .
"We are considering selling and getting away from here because of a bad neighbor"

After more than 20 years in real estate, this was not a surprise for me, but I reflected on this particular homeowner. ..
What an awful position to be in. .
You are moving your whole family, selling your home . .just because a neighbor?

As you know, pricing and condition are key factors in selling any  home, but there’s one  factor that could influence a buyer’s decision and trump all others. .
Your neighbors!

When buyers come looking to your home for sale, 
They are not just looking at your home but the whole neighborhood as well. .

Then how do you sell a home when bad neighbors create a bad impression when selling your home? 

This is the time where homeowners appreciate HOA's 
If you have an HOA, you may want to enlist and tackle the problem with their help. .remain anonymous if possible

There are also  likely ordinances in place from city ordinances  that require lawns to be reasonably maintained, failure to do so can result in fines, which is usually enough to persuade some homeowner to take better care of the property.

Dealing with bad neighbors can be annoying, but it could cost you money if you are selling your home
A tactful plan of attack using a good listing agent is very important here
Because of a bad neighbor, you should not have to sacrifice the value of your home.

Selling Homes. .. (The Logical Way)

If you know about real estate, you've most likely heard the term already
"Location, Location, Location"

This is a little too disingenuous for some people and it distracts them from the actual true 
In reality, location is only one factor.. 
Condition and price are just as important.
The actual order of these three are in my opinion as follows.. .

"Price, Location, Condition"

Location may indirectly affect the price of your home but the price always affects directly the selling of any house.
as condition remain a distant objective that can be solved when time passes and more money is invested.

You may have the best location, a penthouse in the middle of Washington DC overlooking the Washington Monument .. 
The wrong price trumps and stales  this property no matter how superbly is located.
You may have a rowhouse in Baltimore around  bad neighborhoods...and crime all around 
The right price will sell it every time! (no matter the location) 
Price moves houses
Price determines the market 
The buyers  acceptance of price determines the actual value of your home

PRICE- LOCATION -CONDITION

 If you are seller. .you should write this down


A home inside a bad location will  sell if the price is right 
A home in bad condition will sell if the price is right

A home with the wrong price
 will not sell until its corrected!

PRICE is what sells a house! 
not LOCATION..nor CONDITION

Life goes on and listings sit unsold, 
Many blame their agents .. but the blame should be is mostly on the seller's side 

There is no hope when you are selling a house for several thousands of dollars. .
Is a major purchase and  buyers will not overlook a seller's greed when they are obviously 
overpriced...They know you are overpriced and their rejection is very clear

Not your agent
Not your flyer 
Not the marketing. .
Not your sign

it's the price...as simple as it sounds

Buyers will overlook burgundy tile and flower wallpaper in the bathroom
Buyers will overlook 70's wood paneling in your basement
Buyers will overlook the water stain on the ceiling under the top floor bathroom. .
But. . I can assure. .
Buyers will not overlook when you overprice your home!
Your home will become stale. .
with  no showings anymore
You see. .

Don't put blame on the number of open houses. .or the lack of
Don't put blame on an agent that was just trying to please you.
Is not about home much you need to net. .
or 
How much money you need to  retire to Florida. .

It's about the price.
nothing else. .

Qualify Your Buyers.  . . a good advice

Even before you begin a serious negotiation with a buyer, make sure that they are even approved or pre-approved by a reputable lender.
It may  also be a good idea to do a background check by investigating the buyer’s financial statement
You may need to ask for this together with any offer being submitted

Taking these precautions saves you a lot of  time and headaches later on. .

Be wary of unrepresented buyers. .

Realtors do not normally show houses to people that are not qualified to buy. . .they don't like to waste their time.

3 Reasons why having a Pre-Home Inspection is a good idea. ..


Having a pre-home inspection is something that I advise to all my sellers,
There are 3 reasons why I do this . .
My advice is for you to incorporate this strategy and follow this advice:

Reason #1  Be Prepare NOT Surprised, Advance Knowledge of Defects puts you in control of your sale.

A simple home inspection will reveal about significant defects that might need your attention  You take control from the beginning and gives you opportunity to make repairs prior to listing and marketing the property at your own time and conditions.

Reason #2  Disclosing Defects  . What Defects??   

By having a detailed inspection report in hand it allows you to simply provide full disclosure to the new buyer, and potentially reduces the likelihood of possible legal problems after the sale of your home.
When undiscovered defects are discovered during a pre home inspection. .they must be disclosed!

Reason #3  Are you selling it AS IS?  A pre-Home Inspection should help you make this decision

Yes, you know that there may be many things against you. ..just making a decision to sell it "as is" could cost you several thousands  of dollars

Tip #14  What to do when the Appraisal Comes in low . .HELP!!!!

You are not alone. .

I had to deal with this problem twice this month. .

Your options are limited

This is a very volatile market right now. .and 2013 seems to becoming the first year where appraisal results will need a drum roll!

Loose appraisals were a part of the problem when inflated prices were as common as loan approvals

Appraisal  complaints are rising now and there are ways how you can avoid the problem

Part of my advice is how to prevent appraisal  problems.

But what happens when you are facing the problem now?

Lets go step by step:

Challenge the appraisal. Find a recent comp that is not configured on the report.
Disputing an appraisal is not easy if you don't have the latest data of SOLD properties. .Zillow is not going to help you here.

You are better off consulting with a agent that has access to current market conditions.

Order an appraisal on your own.  Hire your own appraiser and hope that they will have value that is more helpful for you as a seller.

The caveat here is that most lenders when faced with two different appraisal they tend to choose the lowest . .not the highest. .but it may trigger for the lender to order a third appraisal if data is conflicting on the first two.


As a seller you hold a lot of clout. .specially if the house is a dream house for the buyers. .

Another possible solution is for your to carry a second note for the difference and still sell your house.
Of course the lender may not approve of this and the buyer, no matter how in love is with your house. . .may not agree to this terms. but is worth a try.


Ultimately, you need to face reality. . 
the appraiser does not set the price of your house. .. .the market does

Perhaps, you can compromise and meet the buyer to the terms of the appraisal. . after all, it may be the only choice you have.

Because if these tactics fail and you and the buyer can not agree to make up the shortfall in the appraised value, you may find yourself with a null contract. 
Most buyers are protected by a contingency clause in the sales contract, stating that the transaction can be terminated if the home doesn't appraise at, or above, the sales price.

So what are your choices then. . to put it back in the market and try to sell it for more that you know your house is worth?
