When First Time Home Buyers Feel Intimidated. .

When First Time Home Buyers Feel Intimidated. .

There are very few instances in ones life that is as important as buying your first home.
You don't have to do it alone, there are real estate professionals willing to help you achieve this dream.
Just be sure that you are motivated to be a homeowner and hire an agent whom you feel comfortable with.
Remember, when you are buying a home, the seller has their own agent representing them....you need a buyer's agent to represent your best interests when buying a home
A first time home buyer is defined as an individual, who has not had an ownership interest in a home prior and has little or no experience in the home buying process
The National Board of Realtors advice to these buyers is to take your time and not rush. There are lots of steps and you need professional help.
One of the first steps to being a first time home buyer is to get their financial house in order, your Real Estate Agent will help you make sure your credit scores are compliant with all the new mortgage lending guidelines. You need a mortgage loan and that is the first focus in the home buying process.
You need to be aware that the actual cost of buying home is usually much higher than the cost of the home itself, as it includes taxes, interest, and closing costs etc.
But one thing you should not pay is your own Real Estate Agent, they are paid from the commissions offered by the seller.
In general, the purchase of any real estate is contingent upon the contract price being at or below a fair market value determined by an appraisal.
This will assure you that you will not overpay a penny over what the house is worth.
Your lender send a third party appraiser to make sure the sales price in your contract is exactly what the house is worth or MORE.
What happens if the house is valued less than the purchase price previously agreed with the seller?
In this case the lender will not fund the loan to you. If the house's value is less than what your contract with the seller says..the lender will not give you a loan and subsequently  there will be no sale.
The seller then will have to reconsider and they have the option to drop the price to the appraised value of dispute it by using another appraiser
This is when your real estate agent comes handy...to protect your best interests and advice you accordingly.

Should You Buy a House Now...or Later This Year? Maryland Real Estate

Ask the tiger of real estate

from: http://www.reallynicehomes.com/blog/should-you-buy-house-now-or-later-year/

Q: My wife and I are having a discussion. She says we should buy a house now and I really think that we should wait for later on the year to buy and see if prices get cheaper... Who is right? Do you think prices will come down?

A: A great question to ask and congratulations my friend...you have a very smart wife!

Aside the fact that the decision to buy a home should be timed based on your needs and not the market, let me give you an explanation of what we are expecting on prices this year.

A recent post from Keepingcurrentmatters.com indicated the cost vs price difference in housing for 2015 to be higher at the last quarter of 2015.

This is a little hard to understand from a buyers point of view, specially if you are not a regular follower of real estate market statistics...

But here's a brief explanation what this means for you:

Should I buy a house in the first quarter of 2015?

or

Should I buy a house in the last quarter of 2015?

A nationwide panel of real estate experts, including economists  and investment market strategists have predicted that home values will appreciate for at least 4% by the end of the year

Additionally as they look at mortgage rate form Freddie Mac most recent commentary and projections, there is a consensus that interest rates will appreciate to 4.5 by the end of 2015

What is the bottom line if you buy now or wait until the end of the year?

This is a demonstration of what is your bottom line if you wait to buy now in dollar amounts

Taking as an example buying a typical $250,000 home today.

buying homes

Easy to understand.

If the economists are right, for a $250,000 house, you will be paying $172.32 more per month. .

On a typical 30 year mortgage, you will end up paying a total of $62,035.20 more at the end of your loan.

Now the question comes again..

Should I buy a house in the first quarter of 2015?

or

Should I buy a house in the last quarter of 2015?

The answer is YES if you want to save around $60,000 in the next few years...

And you should buy your wife a diamond ring. ..for saving you all this money!

The Four Types of Buyers That Will Buy Your Home in Today's Market...

To help you differentiate the different types of buyers so you can objectively evaluate proposals from them, we broke all buyers in three qualified groups.

You need to be aware at these 4 types of buyers out there.

4 types of Buyers

Watch the video version. .

The many  steps involved in the home-selling process are very similar to those involved in the home-buying process. When you have made the decision to sell your home, you will need to establish a strong marketing campaign to attract the right buyers.

While a small percentage of  sellers successfully sell their homes on their own, a for-sale-by-owner arrangement can be complicated tedious and will require a great deal more of your personal time throughout the process.

Times have changed,

It is not enough to just stick a sign on the ground, a few ads and hope to find a buyer willing to pay you top price for your property.

For this reason, most people consider hiring a real estate agent that devotes 100% of their time looking for buyers for their clients.

Don't make the mistake in trying to save a commission on one end...and losing 4 to 5 times more  under-selling your property.

"The commission paid to a real estate professional is well worth the investment to assure yourself of 100% coverage of the marketing necessary to get top dollar for your home"

plus the convenience, time savings and overall guidance provided by a professional is well worth the money invested.

Maryland Residential Real Estate Agents

Maryland Residential Real Estate Agents

Why Work With A Maryland Residential Expert?

Selecting the right Maryland Residential Real Estate Agent  is the key to a happy real estate transaction. You'll want to start searching for a qualified professional as soon as you decide to buy or sell your home. .. and here's why.

"Using a real estate agent is a very good idea," says the U.S. Department of Housing and Urban Development (HUD). " and for good reason. Did you know that all the details involved in home buying and selling, particularly when financing is involved can be complicated and legally challenging.
A good professional real estate agent can  guide you through the entire process and make the experience much easier and more predictable for you.

A lot of consumers want to know. .

What's the Difference Between a Real Estate Agent and a Realtor®?

Over the years millions of  people have earned real estate licenses but only a small percentage of these are actually Realtors®in good standing.
Realtors® are members in good standing of the National Association of Realtors®, the Maryland state association of Realtors® and  local real estate boards.
All Realtors® are held to high standards of ethical behavior and must undergo continuing education annually to remain accredited and knowledgeable.
A Real Estate Agent meets the minimum requirement to practice real estate.

Most Realtors also have particular areas of expertise that are indicated by accreditations that specialize them in certain areas like  CRP (Certified Relocation Professional)

These designations make it easier to select the right agent for your unique situation. . in this case, if you were relocating to a new area, the accreditation of CRP is something you should look for.

What's the difference between a Broker, an Associated Broker and a Residential Real Estate Salesperson?

Realtors® are required by law to perform necessary and customary acts to assist in the purchase or sale of real estate.
Some of them become "Principal Brokers" as they assume the responsibility of other Realtors® in their office to perform in excellence  acts in good faith and with reasonable care for their clients

An "Associate Broker" is one that could assume the role of a Principal Broker in case of an emergency but stills practices real estate under the supervision of the Principal Broker.

A Salesperson is a Residential Real Estate Agent

Regardless if you are working with a Broker, or Real Estate Agent, they all are supposed to be well acquainted with the important things you'll want to know when choosing to buy or sell a home.
They will know about about the neighborhoods in the area,  they will help you figure out the price range you can afford and will search their personal database, all their company listings and multiple listing services from the area to bring you a complete list of all the houses available for sale
{Search only foreclosures for sale MD, DC & VA }

When it comes to selling your home, a Realtor® will save you time and aggravation. Their commission will vary depending on their expertise and your level of trust and diligence in picking the right person to represent you.
Most Realtors® pay for all advertising before hand, some may schedule all open houses and make sure potential buyers are ready to buy and qualified.

Land The Opportunity . Seriously!

"Land" the Opportunity

http://www.reallynicehomes.com/blog/land-opportunity-seriously/

MD Land . . "Land" the Opportunity!

They aren't making any more land...Heard that before?

One thing not too many people are talking about these days is land.

The builders aren't building like they did a few years ago. .and many "LAND SELLERS" need the cash to supplement a lifestyle that no longer is availbale becuse of the economic conditions in our country.

Furthermore, not  many folks have the capital laying around for a safe passive investment in land.

Which could be good for you. if you have the money.

You'll have less competition... the "pick of the litter"

Instead of buying Facebook shares..just sayin'. .

If you can afford to invest for the long haul -- you might hit some "home runs" if you buy now and hold till the market really comes back.

In case you or someone you know wants to explore this further here's a link to some lots and land currently available for sale in the area.

With the rampant development that happened in Maryland the last few years. .and the HALT that occurred soon after. . the purchase of land is becoming more and more secure in terms of investment.

Have you ever wandered around the undeveloped areas in Montgomery County Maryland for example  and wondered who owns them? Or maybe you have seen those  "land for sale" signs on open lots and fields that are rusted and old. Well, people are starting to realize that LANDING a GREAT DEAL is possible if you do your homework and hired a real estate agent that knows where the deals are.

When you get down to really explore land as an investment opportunity. .

You can start with the first step. .
