Tips To Sell a Home:

TARGET MARKETING Houses To Sell

By choosing a careful demographic selection of the most likely buyer for the house you are trying to sell, you will have the best success if you apply a Target Direct Marketing Campaign using Facebook.

While there is no magic pill to find the right buyer for your house,  with a little luck and a solid plan, you can help refine your approach and get more out of your marketing dollars.

selling homes

Defining Your Target Market

This is probably the most critical aspect and decision you must make if you want your plan to work.

What criteria should you use when defining the right buyer for your house?

I always like using geographic, economic and social criteria to narrow down that potential buyer for the house. This is an area where marketing dollars are spent wisely and directly vs a broad push to the public, via traditional campaigns ...where 99% of them does not display any interest or have any direct appeal for the house I'm selling.

"Defining a target market can be a key to success for those who sell a property right away versus a listing that sits stale waiting for someone to finally notice it."

You can become aggressive and  do this yourself if you are selling on your own,

or find a good Realtor® that has the right marketing plan to do it for you

This is how:

Target marketing a house to sell requires planning, patience and being strategic on your approach.

Selling Your Home? When Cheap is Expensive

(CHEAP IS EXPENSIVE!)

Nothing is cheap or expensive by itself, but when you compare to something else..based on tangible results.

People always base their perceived values on reference points, and those references points are based on what brings you more money at the end of your transaction.

When selling your home, your intent should not be to
SAVE ON COMMISSION
Your intent should be  "What is the best value for me?

“It does pay to align pricing with your intended purpose"
There are home sellers that are stuck in saving a commission no matter what...even if we can prove them that our method of selling will bring them more money at the closing table..

Being a closed minded consumer in this case is VERY EXPENSIVE

Our unique value proposition is built around being “hassle-free, simple while extracting the last penny of your equity"

The Other Listing Agent Told Me That They Could List My House For Less

The question got me thinking...that was a fair question I received from a consumer facing many choices out there..why should they hire me to list their home at my price when there are hundreds at a lower price?
So I prepared this for her...
Dear Home Seller:
There is a difference when someone who wants to "LIST" a property or someone who wants to 'SELL" a property.
There is a difference between being a "customer" or being a "client"
There is a difference between being paid up front for your needs and not caring if you were successful or not..
or someone that will invest money, time, leadership and sacrifice to accomplish your goals and only then.....expect to be paid.
I don't list properties..
I sell them. .
I will protect my client's price
I will market their home
I will negotiate the best price for them
I will negotiate the best terms for them
My services are not on a vending machine...
My services are sold only after  I perform, surpass and achieve my client's goals to the best of their expectations.

"My fees are not an expense...they are an investment for you"

I know agents that can put your home on the MLS for only $95
They are the ones that got their license and soon discovered that. .
they can't sell a property on talent..
So they did the best next thing..
They reduced their charges on proportion to the value they bring to you...

My advice is..
If you want to "LIST" it..go for the ninety five dollar one....
but, If you want to "SELL" it....my number is 301-246-0001

Four Types of Buyers That Will Buy Your Home - FSBO HELP [INFOGRAPHIC]

The Four Types of Buyers That Will Buy Your Home in Today's Market...

To help you differentiate the different types of buyers so you can objectively evaluate proposals from them, we broke all buyers in three qualified groups.

If you goal is is to obtain top dollar for your house  with the best terms from the best buyer in the current market conditions...

You need to be aware at these 4 types of buyers out there.

4 types of Buyers

Watch the video version. .

The many  steps involved in the home-selling process are very similar to those involved in the home-buying process. When you have made the decision to sell your home, you will need to establish a strong marketing campaign to attract the right buyers.

While a small percentage of  sellers successfully sell their homes on their own, a for-sale-by-owner arrangement can be complicated tedious and will require a great deal more of your personal time throughout the process.

Times have changed,

It is not enough to just stick a sign on the ground, a few ads and hope to find a buyer willing to pay you top price for your property.

For this reason, most people consider hiring a real estate agent that devotes 100% of their time looking for buyers for their clients.

Don't make the mistake in trying to save a commission on one end...and losing 4 to 5 times more  under-selling your property.

"The commission paid to a real estate professional is well worth the investment to assure yourself of 100% coverage of the marketing necessary to get top dollar for your home"

plus the convenience, time savings and overall guidance provided by a professional is well worth the money invested.

How To Sell Your Own Home in Maryland

How To Sell Your Own Home in Maryland

FSBO is an abbreviated form of for sale by owner.
Sometimes it is also known as Fisbo or Fizbo.
Not really sure how and when this was started, but I can assure you that it wasn't meant as a derogatory term rather than a brief term to describe you.
FSBO are homeowners that want to sell their property without any assistance of real estate agent/company.

If you're thinking, "I should sell my house without a realtor," the current real estate market and explosion of the Internet has made this possible in the last few years but,
There are danger and expensive consequences id you are not fully informed of all your options

Pricing Your House Tips for FSBO's

see video below

The decision to sell you house without a Realtor® is one you should make carefully.
If you're comfortable with the sales process, going FSBO may be an option to help you save money. .but If you're not comfortable with the negotiating process, then you may want to consider using a Realtor® that understands the reason why you are choosing this path.

For Sale by Owner Listing Services In Maryland : Negotiation Techniques

For Sale by Owner Listing Services In Maryland

Negotiating the Sale Of Your Home

It is bad enough that you are starting at a disadvantage .
You want to participate in the negotiations to sell your house against a new buyer. .
You are not being represented. .
the buyer is.. .

Is like negotiating the release of a hostage . .
and instead of calling professionals. .
the police would allow a family member to negotiate the release  of the hostage. .

"You are too emotionally  involved with your house to be effective"

One word, one act could be the seed that will reduce your net by thousands of dollars. .
be careful what you say.
The other agent won't deliberately try to harm you, but
He/she wants the best for his client and wants to make sure you will end with the bill after feasting at an expensive restaurant about the sale of your house.

One slip that lets the other "party" know that you are somewhat  anxious, or highly motivated seller. .offers are more likely  to be lower.

When negotiating , don't stick around and get drawn into a conversation about price and/or your motivation to try to "un-convince" yourself of your "outrageous demands". .worse yet,
you could say something you'll be sorry for. .

That is exactly why you should be represented to be fair. .
to your side!

Watch the video below to see tips and  the importance in the negotiating factor when a house sells. .

House Appeal Sells FSBO

Friday, August 23, 2013

FSBO MLS Listing Services MD- DC - VA: HOUSE APPEAL SELLS!

For Sale By Owner MLS Listing Services MD- DC - VA:

HOUSE APPEAL SELLS!

"Let there be light"
Open it up and turn on the lights. .a dark house seems smaller and people will not buy what they can not see. . .
You want your house to be vibrant and full of life!
You want people imagining living there. .
rather than. .
squinting their eyes and asking " what's up there?"

Cleanliness is next to godliness
This refer about the simplest and inexpensive methods to raise your house appeal. .

Buyers imagine their loved ones using the bathrooms. .(a dirty toilet isn't helping you here)
The cook of the family is also imagining using the kitchen to feed their loved ones. .
A dirty kitchen will not be unnoticed by a buyer . . . I assure you
Dirty kitchens go hand and hand with UNSOLD HOUSES

Watch this video about to raise your house appeal.  .  .when selling your home

In an attempt to save a few dollars, a for sale by owner  may end up losing a lot  of money by  missing documentation and/or signatures that may cost them the deal and having to start again Worst yet, they are opening themselves to lawsuits for unintentional items that a (sue-happy)buyer may see this as an opportunity. .  . meanwhile Realtors have E&O insurance to cover themselves from any mistakes.

Statistics really show that most FSBO's do not actually save the 6% on commissions but pass on the savings to the buyer while they represent themselves unknowingly of this fact.

For Sale By Owner MLS Listing Services MD- DC - VA: Using the Internet to Sell Your House as an FSBO

For Sale By Owner MLS Listing Services MD- DC - VA: Using the Internet to Sell Your House as an FSBO

For Sale By Owner, or FSBO as is more commonly called , is the process of selling real estate without the representation of a real estate broker or real estate agent; however, it is a time where a homeowner may be the most vulnerable to lose a lot of money and/ or open themselves to legal issues. .
FSBOpluz.com was born out from this need. .

Our company will allow you to sell your house on your own PLUZ have the assistance of a professional broker on your side.

In an attempt to save a few dollars, a for sale by owner  may end up losing a lot  of money by being bullied on the negotiations part.

If a buyer who is represented by an agent is interested in a FSBO home, that buyer's agent may already know that the seller is saving 6% . . and they have room to negotiate already.

Statistics show that most FSBO's do not actually save the 6% but pass on the savings to the buyer while they represent themselves

For Sale by Owner Listing Services for MD, DC and VA || The Importance of the MLS

For Sale by Owner Listing Services

The Importance of the MLS

(Multiple Listing Service)

Why is the MLS important to for sale by owners? (FSBO's)

Because is the place and  primary source of information about homes currently for sale and the prices at which other homes have been sold
These are called comparables and the MLS is the place where they are.

Comparables are key in determining the pricing of your home and a great resource for buyers, sellers agents, appraisers and brokers..

"Home sellers benefit from exposure of their listings to a wide audience of potential buyers"

In addition, for sale by owners take advantage of such unique tool to expose their homes to most of the buyers out there...

But there is a catch!

Watch the video below to see the catch of the MLS to:
For Sale By Owners and what is syndication?

Did you know that the MLS alone represent over 90% as the reason why a home was sold?

"MLS networks are very important to the operation of real estate markets that, as a practical matter, any for sale by owner who wishes to compete effectively in a market must participate in the local MLS"

If I was a seller, knowing what I learned by being a broker and real estate agent since 1990..I would make sure my property was listed in the MLS

The Pricing Of Your Home

Overpricing your house can make it take longer to sell,
Under-pricing your house can make your house sell fast. .
So you want to get the price just right.
Not too high. . not too low. . just right

There is a myth out there that is going around. .
You want to "try" the market .
others call it "Testing the Market"

But I can assure you, right here --right now
You are not fooling anyone!

You house will sell for what a lender is willing to lend to the buyer. .
and lenders use APPRAISERS FOR EVERY LOAN!

While you may set a high price with the idea of having negotiating room, if you set it too high, many prospective buyers won't even bother looking at your home. .
The ones they do are comparing them with "well priced homes" and you will be losing in the comparison game.

In reality, having some negotiating room is fine, but even in a sellers market , overpricing by more than 10% will make your competitors look good and you will be the reason why those houses sell

Watch the video below to see the importance in pricing your home.

Ss

Did you know that just the fact that you are a FSBO alone would put you at a disadvantage when negotiation the sales price.

The other side knows you are saving the commissions. . and they want part . . or all of it!

Buyers aren't fair. .but they are smart!

If I was a seller, knowing what I learned by being a broker and real estate agent since 1990..I would order an appraisal.

A $500 investment that will assure me a good platform to negotiate for my house. . .
and I will not blindsided with low offers and wondering if I should take them or not. ..

5 Solid Gold Tips To Help You Sell Your Home For The Most Money in Maryland

THE MOST EFFECTIVE WAYS TO ATTRACT  BUYERS TO YOUR HOME STARTS HERE:

There are several ways to attract buyers and create quality traffic when you put your house in the market.
The National Association of Realtors conducted a study to see where are buyers coming from?

Not a surprise here. .
90% of all buyers start their home search using the Internet
If you are selling your home. .you need to put your house in the Internet.

But that is not sufficient nowadays. .

You need to put your house on the Internet . . .on Page #1
. .not on page 101!

What is  surprising here is that the reasons why most houses sell have little to do with anything you'll do in the internet or print media.

PRICE IS  STILL KING!

You can't put lipstick on a pig. .
Price is KING and that's that!
Overprice your home and even girls on bikinis on your front yard will not help you sell it!

So now you ask yourself. .
What are the  most effective things you can do to sell your house for the most money?

I invite you to watch my

Tips For Selling Your House : Why Contingencies Matter & How To Protect Yourself

selling homes

26 Tips You Should Know To Get Your Home Sold Fast For The Highest Amount and Less Hassle!

Original Article

Because your home is more likely your largest asset, deciding to sell your home is not a decision that you should take lightly.

Everyone wants to sell their home for top dollar,  fast and for the least amount of money.

Tip #17  On contracts and contingencies . . when are they enforceable?

First things first. .a contingency is a condition inside a contract

simple enough

If you are selling your home on your own, you should be familiar with this

So lets review what I think are the most common contingencies you will find. .

  • Financing Contingency
  • Appraisal Contingency
  • Home Inspection Contingency
  • The sale of another property Contingency

There are others as well. .
You may find contingencies for Radon test, Mold Inspection, septic tank inspection. .
The point is that you are going to find all types of conditions  attached to the offer of purchase. .

An offer with fewer contingencies and a fair price should be more attractive for you than an offer with lots of conditions paying you a little more.

Can you negotiate a contingency?
Of course!
Inside a contract, everything is negotiable.

A great example would be to counter removing the sale of another property contingency.

As a listing agent advising my client, I would never relinquish the control of the sale to the marketing savvy of another agent or FSBO

What if their price is unrealistic?
Perhaps in another market. .
these days,
I would think twice before accepting an offer with a sale of another property contingency

Nothing is set..
You should consider all offers..
It all depends on your goals and if you are willing to take a gamble on the sale of your house.
Remember
Don't  frown upon a contingency filled offer to purchase your home

Everything is negotiable!

Watch this video where I discuss when a buyer's deposit and contingencies trip many sellers  during the sale of a home and you should be very careful. .

Tips on Selling Your House: What to FIX before selling your house?

selling homes

26 Tips You Should Know To Get Your Home Sold Fast For The Highest Amount and Less Hassle!

Original Article

Because your home is more likely your largest asset, deciding to sell your home is not a decision that you should take lightly.

Everyone wants to sell their home for top dollar,  fast and for the least amount of money.

Tip #16  Home improvements projects to help you sell. . what to fix and what NOT TO FIX?

Fix It First No Doubt!

If you feel that you need to make improvements to your home before selling it. . you must do the work before it goes on the market. .

not during!

Don't stage your house with paint buckets. .

Potential buyers are not interested in hearing about the repairs you will do if they buy your house. .

Your good intentions to look after defects you have ignored while you were the house owner reveals a lot about you as as seller

You've waited until the last moment and expect the best results?

When in reality, you have started the sale of your house in a negative way.
What other things have you ignored?
A buyer maybe asking. .

A perfect house for sale . .

is a freshly painted home. .

updated

balanced throughout

with no evidence of quick fixes.

and you out of the way!

Consider a pre-home inspection
Depending on the price bracket of your house. .
most likely the buyer will ask for a home inspection

Do you want to be surprised?
or
Do you want to be prepared?

Could you afford to pay for a $300 home inspection that will give you the path to a successful sale .
or
ignore it
take a chance
save yourself $300
and possible losing to sell your house quicker and for more money?

Like I said. .if I have a $30,000 condo. .I may take a chance
If I have a $500,000 home to sale. ..
I would not. .

Just remember, today’s home buyers lead busy lives and are very well informed. . they may not be interested in taking on major repairs or improvements upon moving in a new purchase. . society have shape all of us to the "set it and forget it"mantra. .

They are buying a home. .not a project

Tips To Sell Your House: When the Appraisal Comes in Low . .HELP!

selling homes

26 Tips You Should Know To Get Your Home Sold Fast For The Highest Amount and Less Hassle!

Because your home is more likely your largest asset, deciding to sell your home is not a decision that you should take lightly.

Everyone wants to sell their home for top dollar,  fast and for the least amount of money.

http://www.reallynicehomes.com/blog/tips-sell-your-house-when-appraisal-comes-low-help/

26 Tips you should know to get your home SOLD for TOP DOLLAR @ the fastest time!

Tip #14  What to do when the Appraisal Comes in low . .HELP!!!!

You are not alone. .

I had to deal with this problem twice this month. .

Your options are limited

This is a very volatile market right now. .and 2013 seems to becoming the first year where appraisal results will need a drum roll!

Loose appraisals were a part of the problem when inflated prices were as common as loan approvals

Appraisal  complaints are rising now and there are ways how you can avoid the problem

Part of my advice is how to prevent appraisal  problems.

But what happens when you are facing the problem now?

Lets go step by step:

Challenge the appraisal. Find a recent comp that is not configured on the report.
Disputing an appraisal is not easy if you don't have the latest data of SOLD properties. .Zillow is not going to help you here.

You are better off consulting with a agent that has access to current market conditions.

Order an appraisal on your own.  Hire your own appraiser and hope that they will have value that is more helpful for you as a seller.

The caveat here is that most lenders when faced with two different appraisal they tend to choose the lowest . .not the highest. .but it may trigger for the lender to order a third appraisal if data is conflicting on the first two.

As a seller you hold a lot of clout. .specially if the house is a dream house for the buyers. .

Another possible solution is for your to carry a second note for the difference and still sell your house.
Of course the lender may not approve of this and the buyer, no matter how in love is with your house. . .may not agree to this terms. but is worth a try.

Ultimately, you need to face reality. .
the appraiser does not set the price of your house. .. .the market does

Perhaps, you can compromise and meet the buyer to the terms of the appraisal. . after all, it may be the only choice you have.

Because if these tactics fail and you and the buyer can not agree to make up the shortfall in the appraised value, you may find yourself with a null contract.
Most buyers are protected by a contingency clause in the sales contract, stating that the transaction can be terminated if the home doesn't appraise at, or above, the sales price.

So what are your choices then. . to put it back in the market and try to sell it for more that you know your house is worth?

Watch this video to see what you should do before putting your house for sale and avoid the APPRAISAL TRAP!
