Value opinion for 728 Richmond:
After initially making a field inspection of this property and discussing the possibilities of adding a second floor (essentially doubling the size of the house)
I did a study of the sales from the last 6 months . 
I looked for nearby properties in the same subdivision and with the same style home transformation. .
I found this property:
726 Chesapeake Ave (same neighborhood)

Chesapeake was put in the market listed  for $735,000 on April 5th 2013
3 days later on April 8th 2013 it was put under contract 
subsequently, this property was sold for $710,000 on May 30th, 2013
