What to Do When Your House Doesn't Sell? 

  • Q: "Should I drop my price and re-list it with my agent once again? A :Often the reason a home doesn't sell is because it wasn't properly positioned to attract to the maximum number of buyers. Your house needs to be in "POSITION TO SELL". So what is the solution? I understand your past agent may be a good agent, but should you considered allowing someone to give you a second opinion on the marketing of your home?  What would your agent do different the second time around?  (see answer "Home Not Selling Forum")
  • Q: "We had several showings, but not one offer. What are we doing wrong? A:There’s many reason for this. One of them could be that you as a seller like to follow potential buyers around the house to tell them everything that’s great about your place. Don’t be a HOME SELLER KILLER! that’s what your agent is supposed to do for you. All communications should be between your agent and the buyers.  It can also be your price, then you are helping your competition sell their homes instead of selling yours. Is your house cluttered full of stuff, vacation pictures and mug collections? Is your house clean? How is your curb appeal?   • Q:"Should I take it off the market, remodel my kitchen with granite counters and put it back for sale?  A: " It depends, Your best bet is to figure out where you stand by taking stock of your home, what needs repairs, what's the current market, and nearby sales activity. The answers to this will give you a clearer answer if you should repair your house or not. Is all about the return on investment. (ROI) If you spend $5000 for a new kitchen, can you sell your house for $10,000 more? Are nearby sales supportive in raising your price $10,000 more?   • Q: "Should I just lower the price and hope it sells?" A: Before reducing the price of your home, there are several questions you must ask yourself. Price is NOT the only reason why a home sells. The condition of the house has a major significance on the overall marketing strategy. Check out the competition with your agent. If 95% of the homes in your market are not selling, then your home needs to outshine to be on the top 5% for a chance to sell.
  • Q: "My house is not selling, should I just put it for rent and try it later?" A: Make sure you have decided to rent the house because you want to be an investor, and not because you were unable to sell your house because of your agent's ineptitude. Make sure you know and have what it takes to be a landlord. 
  • Q:"Should I take it off the market for a little while? A: If you wait to sell your house based on the results you are getting now, is probably a bad decision.The same problems will resurface all over again...later. Solve those problems first, make sure your plans justify the wait and the possibility that you may increase the demand for your house. Remember, as market demand increases, so does your competition.

  • Q: "My agent did not do enough open houses" A: Houses that are sold during an open house is a very rare event indeed. The National Association of Realtors (NAR) recently said that only 11% of homes are sold during an open house. What are the chances, you wake up a Sunday morning and you are lured by an open house sign and later you're signed up to buy a house?  Buyers plan months ahead before qualifying and getting ready to buy a home. During this time, they have touched at least a dozen Realtors that will be more than willing to show them any house in the market, every day of the week! Open houses attract other sellers and future (6 months) buyers for your agent. 
  • Q: "My agent kept me on the dark, with no communication or feedback!"A: This is bad. I heard agents refusing to answer their phone, hiding from their selling clients, no where to be found. The only reason I see is that they did not have a clue why the listing was not selling? Feedback is important when you are selling anything. Adjusting the presentation of the product is priority #1 for a listing. As a matter fact, on the contrary, when one of my listings is not selling, that's when I speak to my clients more often. 
  • Q:"I don't think my agent was doing enough advertising to sell my house"A: The most important component to advertising a home for sale is really the asking price! If you are "NOT" within the market suggested price range, bikini girls dancing on your front yard will not sell your house.  In reality, our Multiple Listing Service (MLS) is the source where all the advertising is stimulated from. Any home listed in the MLS is syndicated across the web to literally thousands of websites, all done automatically. Is in this "extra" advertisement what separates selling agents from listing agents with expired listings.. .and that "extra" advertisment could be the difference your home gets sold or not!

     FSBO: "I Don't Want to Hire You To Sell My House, When I'm Ready, I Would Prefer to Call my Realtor Friend Before You Anyways...He SOLD my Last House in JUST TWO DAYS!!!?" 
    ME: "You left money on the table then..."
    FSBO: "What do you mean leaving money on the table?"

    "The Neighbor From Hell" . . Welcome to the Neighborhood!

    "The Neighbor From Hell"

    Q: I just arrived in DC yesterday. Before my movers were scheduled to come I had a guy come out to give me an estimate on putting a fence in front of the rowhouse I just bought. I haven't even met my neighbors yet. And the next thing I know my neighbor if raising his voice at me telling me that "we are going to have a problem" if I put up a fence and we are going to be getting off on the wrong foot. Never mind the fact that I had literally met this man ten seconds prior to this. I went in the house and listened to the fence guy and honestly won't do the fence because it is way more expensive than I anticipated. But I don't want to make this guy think that he won. He kept on going on about how the neighborhood used to be a certain way and there is his mom has been there fifty years and he grew up in this house and no one else on the block has fences.

    I am really at a loss. I have read over and over how you should be mindful of older residents and try to be accommodating, but I literally don't know what to do when I get accosted about something I'm only thinking about doing only 24 hours after moving in.

    I'm thinking about putting a fence up for spite.
    What would you guys do?

    A: Definitely don't do anything just for spite.
    The moment you do that..
    you lose
    your honor
    and
    your principles.. .
    Pretend this person is crazy and deranged ...which most likely he is.
    Pretend he is a child living inside an adult body
    I would ignore him and simply go on living with purpose. . .
    Many years ago, I  sold a house before when the neighbor refused to help us tidy his yard...
    he was yelling at my clients from his front yard, deranged and all crazy
     ..cussing them for daring in asking  him to cut his grass.
    There was no HOA on the neighborhood and neighbors in general kept their yard tidy and neat..
    Except this neighbor from hell.
    The bully of the neighborhood
    He was definitely making my listing look bad...
    Potential buyers were driven away. . who wants to live next to foot high grass with trash littered all around?

    When selling, it's the appearance from the street that determines if the buyer never gets out from their car or not "

    Q: Where are all the good deals now that foreclosures in Maryland have decreased numbers? 

    A: I got news for you. Foreclosures have NOT decreased, on the contrary, foreclosures for the state of Maryland have increased when you compare it to last year’s numbers.
    According to the latest “Corelogic National Foreclosure Report” Foreclosures in the nation,  have dropped down 34.3 overall since December 2013. The bad news for Maryland is that we are in the top 7 states with the most foreclosures as of February 2015

    Is hard to understand that Maryland is put with the like of Florida, Nevada, New Jersey and a few other states that are well known to be always in trouble when it comes to jobs, deficits and housing speculation.
    Why are we ranking so high in foreclosures when we lead in the jobs market and low unemployment numbers?
    The answer is simple, Maryland simply was too protective of its citizens, providing us with all types of programs and benefits to keep lenders from foreclosing their properties.
    There are families still living in Maryland that did not make a single mortgage payment in the last 2 years…some even longer!

    Q: My wife and I are having a discussion. She says we should buy a house now and I really think that we should wait for later on the year to buy and see if prices get cheaper... Who is right? Do you think prices will come down? 

     

    A: A great question to ask and congratulations my friend...you have a very smart wife!

    Aside the fact that the decision to buy a home should be timed based on your needs and not the market, let me give you an explanation of what we are expecting on prices this year.

    A recent post from Keepingcurrentmatters.com indicated the cost vs price difference in housing for 2015 to be higher at the last quarter of 2015.

    This is a little hard to understand from a buyers point of view, specially if you are not a regular follower of real estate market statistics...

    But here's a brief explanation what this means for you:

    Should I buy a house in the first quarter of 2015?

    or 

    Should I buy a house in the last quarter of 2015?

    A nationwide panel of real estate experts, including economists  and investment market strategists have predicted that home values will appreciate for at least 4% by the end of the year

    Additionally as they look at mortgage rate form Freddie Mac most recent commentary and projections, there is a consensus that interest rates will appreciate to 4.5 by the end of 2015

    What is the bottom line if you buy now or wait until the end of the year?

    This is a demonstration of what is your bottom line if you wait to buy now in dollar amounts 

    Taking as an example buying a typical $250,000 home today.

    Easy to understand.

    If the economists are right, for a $250,000 house, you will be paying $172.32 more per month. .

    On a typical 30 year mortgage, you will end up paying a total of $62,035.20 more at the end of your loan.

     

    Now the question comes again..

    Should I buy a house in the first quarter of 2015?

    or 

    Should I buy a house in the last quarter of 2015?

    The answer is YES if you want to save around $60,000 in the next few years...

    And you should buy your wife a diamond ring. ..for saving you all this money!
