#1  The First Impression Counts! –

From the moment the prospective buyers drive up to your property, they are judging your home. I've seen personally when buyers don't even bother to come inside because they have already made up their mind at a first glance. Your front yard, your entrance and every single room or space in a home should be a “wow” of some sort, providing something that is beyond what’s expected to the prospective buyer. First impressions apply to each and every single room or space in a home as well.

#2  Appeal to everyone –


Try to appeal to everyone who might come through your property by using neutral designs throughout your house.. from the colors of the walls to furniture, even statues and paintings on the wall. You must remain neutral and not force a strong conviction that would only appeal to a smaller percentage of your visitors.

#3  You are selling a lifestyle..not a house –

From all my years of experience and talking to perhaps thousands of people about homes and real estate. I ascertained this concept which I found it to be true and factual over and over again. Most buyers are shopping for a new lifestyle...not a house. All your marketing materials should refer to this fact.

#4  Don't Take it Personal –  

As soon as a house is in the market, it becomes a product and is all business from there. You can't avoid the emotional aspects of selling a home...but you better hide them well if you want to sell it for the most money at a timing that fit your plans.

#5  Be Committed To Getting Your Home Sold –  

Selling a home with a "just testing the water" attitude will not lead you to a positive outcome. Specially when it comes to the pricing of the property.  Every house has a reputation and you need to protect it. As you accumulate "Days On Market" your chances of getting your home sold for the highest amount it can bear is almost impossible. You will end up attracting only low-ball offers looking for a bargain as your home sits unsold  with the appearance that "there must be something wrong with that property being in the market so loooong!". #6  Hiring The Right Professional –

You need guidance, advice and direction from an experienced professional if you want to sell it for the most money. Know the difference when a commission is an EXPENSE versus when a commission is an INVESTMENT for you. Every single location, town or place in the USA is littered with discounted services that have only ONE VALUE TO OFFER : Their low commissions! A commission should never be an expenditure ...rather it should be an investment to help you get the most money for your house at a timing that fits your plans

#7  Pricing Your Home To Sell –

Know the facts and study it carefully . The pricing of your home should not be set on hope, automatic computerized CMA's and/or  false homeowner illusions. The price of your home should be set by square foot comparisons, current local market conditions, major improvements or lack of , pending sales, sold comps and the number of similar active listings in the area. You need guidance, advice and direction from an experienced professional to set the right price to sell, follow their advice and don't look back.

#8  When To Sell and When to Fold –  

If timing is unimportant to you, selling it on the "right season" could bring you better results. In general,  Spring marks the beginning of the busiest home-selling and home-buying season in most areas, followed by the Summer, Fall and Winter. If you are selling your home, finding the "optimal time to sell" should be considered, if you want to sell it for the most money. Beware that there are also other major factors involved on this. Competition numbers, local market conditions and local impact changes like a new plant or factory nearby...all or some may affect the timing when to put your home for sale. Your agent should advise you if you don't have any preferences, as they have their pulse in the local market and put your home for sale during the most optimal time.

Demand is high, across the country and supply is low. Many homeowners are experiencing and benefiting from an almost auction atmosphere with several buyers fighting for some houses located in key hot real estate market areas, buying these homes  in a  multi-bid environment. 

Montgomery County Maryland is no exception to this current housing environment. Higher prices, interest rates at historic lows and lenders being less stringent contingencies are making it easier for the seller and harder for the buyers to find a suitable home that fits their needs.

More competition is about to hit the market in the form of newly  constructed homes. NAR is forecasting 1.1 million new housing starts in 2015, jumping to 1.4 million in 2016.

New home sales are projected to increase from the 437,000 in 2014 to 570,000 this year and 

720,000 in 2016.

The first step you should take if you are thinking on selling soon. . 

Determine how much your house is worth in today's market.

The most reliable method of doing this is by contacting a professional Real Estate Agent that specializes in selling homes. 

The least reliable methods is to use the Internet and a program generated value that does not take in consideration many factors and portrays all houses as being the same. 

Making a decision to sell a home is very important, you should do this based on actual reliable facts.

Are Realtors Worth The Money?

"Just realizing that just because people have access to the Internet, it doesn’t make them a real estate agent....and I should not pay for that"  That wasn't a question , not even a complain, My prospective (expired) seller client was just wondering aloud. . .

I'm sorry you experienced bad service before, but I can assure you, not all real estate agents are equal" . . That's all I could say to defend my industry and at least have a chance to convince this home seller that my services were different and I was worth the money.

In fact, I was NOT  just worth the money that I was charging him, I was worth a lot more. .and I intended to prove him wrong.
There are thousands of home sellers asking themselves this very question?
How much a Real Estate Agent Costs?

"A good real estate agent should not cost you any money...on the contrary!"

Can I Sell a House if I Have Renters?

 

The first piece of advice many Realtors may give homeowners who want to sell their home while a tenant is in residence is short and to the point: DON'T DO IT!

Understandable so when you consider the tremendous exposure to liability and the prospects of selling a house at the lowest possible value because of an unruly tenant.

If the tenant has a lease in place, they cannot be evicted before the end of their term. You have to sell the house with a lease and the new buyers takes possession of the house including the lease that was originally signed and agreed by the prior homeowner. The lease is part of the house and you sell it with all it's conditions. .

If you must sell your house, you need the assistnce of a good Realtor that will help you by being proactive and honest with your tenant, perhaps there is a way you can find a resolution that will be acceptable to your tenants. They must be cooperative or I can assure you that you may end up losing  money during the sale.

A good  Realtor should work with your  tenants. They have to be  very persuasive and amicable with them. Find a resolution to get their help. They should be able to convert them as an advocate to help you sell the house.

 FSBO: "I Don't Want to Hire You To Sell My House, When I'm Ready, I Would Prefer to Call my Realtor Friend Before You Anyways...He SOLD my Last House in JUST TWO DAYS!!!?" 
ME: "You left money on the table then..."
FSBO: "What do you mean leaving money on the table?" 
ME: "First of all, did you want or meant to sell it in two days?"
FSBO: "No, it just happened that way...." 
ME: "The reason why I think you left money on the table is because  if you SOLD your house in ONLY TWO DAYS...I can assure you it was UNDER-PRICED!" 
FSBO: "Excuse me???  How do you know all that??? "
ME: "Any house that sells in two days is under-priced to begin with... There was no time for any marketing to work on your listing. . . the only reason why it sold in two days was because it was a BARGAIN for the buyers...not because your Realtor was any good" 
FSBO: "I don't know how can you . . . . 
ME: "I'm sorry, but I must tell you this now... you may be making the same mistake once again, and this is my advice before you hire your Realtor friend again."

Qualify Your Buyers.  . . a good advice

Even before you begin a serious negotiation with a buyer, make sure that they are even approved or pre-approved by a reputable lender.
It may  also be a good idea to do a background check by investigating the buyer’s financial statement
You may need to ask for this together with any offer being submitted

Taking these precautions saves you a lot of  time and headaches later on. .

Be wary of unrepresented buyers. .

Realtors do not normally show houses to people that are not qualified to buy. . .they don't like to waste their time.

When selling your home, you are taking risks. . 
Just be prepared and wary. . that's my advice

Because your home is more likely your largest asset, deciding to sell your home is not a decision that you should take lightly.

 Everyone wants to sell their home for top dollar,  fast and for the least amount of money.

Tip #17  On contracts and contingencies . . when are they enforceable? 

First things first. .a contingency is a condition inside a contract 

simple enough

If you are selling your home on your own, you should be familiar with this

So lets review what I think are the most common contingencies you will find. .

  • Financing Contingency 
  • Appraisal Contingency 
  • Home Inspection Contingency 
  • The sale of another property Contingency

There are others as well. .
You may find contingencies for Radon test, Mold Inspection, septic tank inspection. .
The point is that you are going to find all types of conditions  attached to the offer of purchase. .

An offer with fewer contingencies and a fair price should be more attractive for you than an offer with lots of conditions paying you a little more.

Can you negotiate a contingency?
Of course!
Inside a contract, everything is negotiable.

A great example would be to counter removing the sale of another property contingency.

As a listing agent advising my client, I would never relinquish the control of the sale to the marketing savvy of another agent or FSBO

What if their price is unrealistic?
Perhaps in another market. .
these days, 
I would think twice before accepting an offer with a sale of another property contingency

Nothing is set.. 
You should consider all offers.. 
It all depends on your goals and if you are willing to take a gamble on the sale of your house.
Remember
Don't  frown upon a contingency filled offer to purchase your home
