It seems obvious but I can assure you . .a lot of sellers miss this point

When you put your house up for sale, you will have several places where you are going to have your phone number displayed for all to see. .

You will have several places where your email address will be  also displayed for easy access to more information about your house.

But, what happens after you sell your house?


Spammers love to collect email address from Craigslist and other places you will have your house advertise

You may still receive phone calls from buyers even months after your house is sold. .even worse, you may still have Real Estate agents calling you to list your house.

This could get annoying after a while. .

Besides. .

Why use your personal email and phone to be displayed for all to see?

Normally, 
Your sign will identify you and  and have a phone number so prospective buyers can call and get more information.

The first thing you should do is to have a script nearby so you can sell your house when someone calls. 

That script should be carefully put together to bring the best reasons for someone to buyer your house.

Some of the questions you may ask and tailor this to a particular person is:

Do yo have any school aged children?
Then the schools script should be used. .

Where do you work?
Then the transportation script should be used. .

Are you pre-approved?
Then your buyer qualifications script should be used

You need to be prepared. .

For that reason, you should determine what are the highlights of your home and the connection you can present  to the buyer . .

Do you have to answer every phone call?

No!

In some instances during the process of a sale . . 
eagerness could count against you. .
causing you to lose during negotiations. .

What if someone calls you from outside the front door and wanting to see your house right away?

What would be your response?

Depends?

Depends on what?

You need to be prepared for all this and much more. .

Tip #14  What to do when the Appraisal Comes in low . .HELP!!!!

You are not alone. .

I had to deal with this problem twice this month. .

Your options are limited

This is a very volatile market right now. .and 2013 seems to becoming the first year where appraisal results will need a drum roll!

Loose appraisals were a part of the problem when inflated prices were as common as loan approvals

Appraisal  complaints are rising now and there are ways how you can avoid the problem

Part of my advice is how to prevent appraisal  problems.

But what happens when you are facing the problem now?

Lets go step by step:

Challenge the appraisal. Find a recent comp that is not configured on the report.
Disputing an appraisal is not easy if you don't have the latest data of SOLD properties. .Zillow is not going to help you here.

You are better off consulting with a agent that has access to current market conditions.

Order an appraisal on your own.  Hire your own appraiser and hope that they will have value that is more helpful for you as a seller.

The caveat here is that most lenders when faced with two different appraisal they tend to choose the lowest . .not the highest. .but it may trigger for the lender to order a third appraisal if data is conflicting on the first two.


As a seller you hold a lot of clout. .specially if the house is a dream house for the buyers. .

Another possible solution is for your to carry a second note for the difference and still sell your house.
Of course the lender may not approve of this and the buyer, no matter how in love is with your house. . .may not agree to this terms. but is worth a try.


Ultimately, you need to face reality. . 
the appraiser does not set the price of your house. .. .the market does

Perhaps, you can compromise and meet the buyer to the terms of the appraisal. . after all, it may be the only choice you have.

Because if these tactics fail and you and the buyer can not agree to make up the shortfall in the appraised value, you may find yourself with a null contract. 
Most buyers are protected by a contingency clause in the sales contract, stating that the transaction can be terminated if the home doesn't appraise at, or above, the sales price.

So what are your choices then. . to put it back in the market and try to sell it for more that you know your house is worth?

The key to a successful  sale is to use your head and not your emotional back slaps. .as much as you want to repudiate it with inflicted pain. .


It is obvious that someone has at least decided that your house is worthy of their attention. .
Do your research first. .
Why?
Did you miss anything?
Next, 
Find your leverage. .ask questions, find possible reasons. .
Prepare your case. .
Perhaps relevant  information was omitted . . .send it!
Analyze their situation. .slow down
Find their point of view. .
Yes!, is that important!
You can call their lender and ask questions. . 
Its perfectly OK. . 
Is this the maximum $$$$ these buyers qualify for?
Perhaps other terms?
Perhaps you can add concessions?
Exhaust everything!
Every possible angle. .
Because you are playing a game of . MONEY. .
