Some lenders are know to be lax in their pre-approving process

A few questions here and there and you have a pre-approval letter. . 

Do you know the difference between a pre-approval and a full approval?

If you are selling your house on your own. .
You better know!

Unfortunately, you are at the mercy of an underwriter that may or may approve a loan at the end.

There are so many variables when it comes to approvals of a loan while the process of selling a home takes place.

The buyer may get a divorce in the middle of a transaction
Your buyer may get ahead of themselves and they decide on the purchase of a new car. .

opss. .they no longer qualify to buy your house.

Suddenly, they deposit "mattress money" to their main account, & the underwriter gets unhappy


Buyer lost their job
Not a good thing when you already have your furniture out and your house is empty.

The key to a successful sale goes first with the mortgage loan approval and flows into the contract between you and the buyer.

The sale of your house is dependent  in the mortgage lending professional that will be processing the loan for the buyer. . your attention to the approval letter is essential for success.

That is what they are.. .

At one time or another, we all have our experiences with neighbors that do not always operate in a civil way.


If you ever find yourself in a position where an insane  neighbor is actively trying to prevent the sale of your home, you may have to take extra steps to prevent them from sabotaging your sale. .

Everything you do has consequences 
make sure you think before you act.

You may have a case where you can solve it by a simple conversation to employing a third party and finally calling the authorities to help you control it.

Is all about proving your point..
as long as you are on the right side of common sense and decency

You can prove it with the "bad: neighbor 
or
You can prove it to someone else. .
But you need to prove it quickly  because 
the longer your house in is in the market. .
The more money is going to cost you

Selling a house is difficult enough without having bad neighbors derailing your efforts to sell your home.

Tip #8  Should I Put a Lock box in my House when Selling my house FSBO?

Would you leave your front door open all night?
and 
all day for that matter. .

Of course not!


There is a reason why Realtors use electronic lockboxes 
Where only Realtors with current licenses and updated memberships accounts have the key card to open them.

You don't want a combination number from Home Depot for this. .you are courting with a possible bad situation.

You should not have a lockbox on your FSBO property just for security reasons alone. .

But the caveat to this is that:
You have to present when your property is being showed.

Most buyers 99.07895% of them. . 
are turned off by the fact that there is someone "trying" to sell them the house and instead of allowing them to make up their own mind

Its almost like going to the voting booth and someone is looking over your shoulder trying to sell you their candidate and vote for him/her

You would not like that. .
neither does a buyer for your house followed room by room with an avalanche of reasons of why this house is the perfect house for them.. 

Buyers have to be able to imagine the house as their own, you may want to ask for them to give you feedback later and offer to answer any questions they had while viewing your house.. .

Is all about connecting with them once again. . 
even if it is days later. .
You want them to be the house on top of their mind. .
even if your house is not their preferred house

Who knows, their attempts to buy that house may be quickly extinguished by a delusional seller. . and this is when they  may be calling you next!

A Quick Observation:

While preparing for this post. .I had the opportunity to see the worse of negotiating from all things. . another Realtor with an offer for  one of my listings. . 

The lesson from this experience is a simple one:
            
                Never negotiate against yourself!


I promise you...you will lose.

Once he made an offer, he waited for my response and I decided to use the silent:  
"I can't believe you are offering me this: . . technique

One of the most powerful weapons during negotiations

Chirp 
chirp 
[Cricket Silence}

He couldn't stand it. . . and proceeded to tell me that maybe his client was willing to offer $25,000 more. .

I had to say something ..otherwise he would have paid us more than listing price!

This goes to my next tip for you.. 

GET IN WRITING. . .


Yes, an oral agreement could be enforceable..but not on my turf!

Written proof for validation. .

"Would your client take $225,000 on your $300,000 listing Fernando, I don't want to "waste" my time.."

" I don't know, put it in writing and lets find out!"


Another tip. .specially  if you are an FSBO

Hello?
Are you the one selling the house in 1233 Elm Street?

"Yessss!"

and your asking price is $250,000?

"Yesss!"

Look, I know you have this house in the market for a little while now. . but I have a client that maybe interested to buy your property. . .

"Could you tell me what is your ABSOLUTE lowest price you are willing to take if I bring you a quick closing?"

While I'm waiting for your answer. .

My client is willing to ignore the power lines behind your property. .
also 
My client is willing to possibly not do a home inspection. .but I'll have to ask him. .
plussss
My client is also willing to ignore the outdated electrical panel and will cost home upwards of %5,000 to bring t up to code. 
I mean . .
to be legal. .
... .you know what I mean. . [smile like you just both committed a crime]
so. .
"Could you tell me what is your ABSOLUTE lowest price you are willing to take if I bring an offer by this evening"

Well, I was asking $250,000. .

"I guess I will be willing to entertain a $240,000 and that is my final answer.. ."

Not so fast. .
he means. .
That is his new asking price and we will negotiate from this point on. .down!

All I know, I just made $10,000 for my client.. .and more possible to come.

And that brings me to the next tip. .
Amplify and/or turn down the volume. .but never make up stuff to get someone to see it your way. .
The above is just a general example. .
You have to see the flaws first 
use them . .and then
AMPLIFY!
