Always try to maintain yourself neutral with light colors if you wan to appeal the masses.
Introducing a new bright color like yellow, red or blue can be a turn off to people that do not like yellow, red or blue. . instead introduce removable accents like flower pots, light fixtures or wall decorations.

The idea is, 
When selling, 
you want to showcase your house. .
Not your stuff!

I always advice my clients to make it a game. 
You can even make a contest with all your family members

Who dumps the most stuff in one single weekend!

The winner will ultimately be you. .as a seller

One test if an item is a candidate for decluttering
Hide it for a few days 
If no one is asking for it. .
You don't need it!

This is the time to reset your life. .seriously
Stuff all over the place clutters your mind. .
You almost become part of the problem. . 
Just get rid of it if you don't use it!


Less is more when it comes to stuff in your house 
To make your rooms look larger you need less stuff
You don't have to have something on every corner of the house. .

Small tables that just collect dust against a wall. .must go

Organize your bookshelves in an orderly fashion. . a few books a couple statues and that is it!

The kitchen is the key area for buyers

Take everything out of the drawers  and throw away storage containers that have no lids.
Condiments that you don't use anymore. .
All those gadgets that you purchased from infomercials . .they all must go away from the counter space
I advise you to hide any small appliances like toasters and mixers inside your cabinets.
An uncluttered counter-top sells . .even if your kitchen is from the 90's!

Please remove personal pictures and magnets from your refrigerator and clean it till it shines. . .a few weeks and you can put them back on!

There is no reason to have a 12 month supply of dry canned foods when you are going to be out of that house in 3 months!
A lot of people would love the donation at the local Salvation Army

While you at it. .
You know those clothes that still have the stickers hanging on your closet?
Come on!
Do you really need to keep that?
There are a lot of homeless children that would love to have clothes this Winter. . .unless you are Kim Kardashian. .get rid of it!

Having a pre-home inspection is something that I advise to all my sellers,
There are 3 reasons why I do this . .
My advice is for you to incorporate this strategy and follow this advice:

Reason #1  Be Prepare NOT Surprised, Advance Knowledge of Defects puts you in control of your sale.

A simple home inspection will reveal about significant defects that might need your attention  You take control from the beginning and gives you opportunity to make repairs prior to listing and marketing the property at your own time and conditions.

Reason #2  Disclosing Defects  . What Defects??   

By having a detailed inspection report in hand it allows you to simply provide full disclosure to the new buyer, and potentially reduces the likelihood of possible legal problems after the sale of your home.
When undiscovered defects are discovered during a pre home inspection. .they must be disclosed!

Reason #3  Are you selling it AS IS?  A pre-Home Inspection should help you make this decision

Tip #18  Dealing with Contractors to Prepare your house to sale

A power tip that I would like to pass along now is:
Dealing with contractors to help you prepare your house to sell. . 
Brace yourself. .
You are in for a ride
Contractors are just like any industry  .they have good ones. and real bad ones. .
The bad ones are like pit bulls and you may end up being   a succulent steak! 
Having listed hundreds of properties and owned over 50 rental units the last 20 years, I learned how to negotiate with repairman and assure myself that they are NOT over-charging me.
This is my tip for you today. . 
HOW TO AVOID BEING RIPPED OFF! 
This works in all cases. .
Is only a phrase I advice you to say. .
But you must say it at the right time, and it could save you hundreds, or thousands of dollars!
Your timing has to be perfect and delivered just like a punch line from a professional comedian. . .to early on and you will get gouged. .too late in delivering it and you already got gouged!
Is simple and to the point:
"Is that your final and best price?"
You must say this at the instant you receive their estimate
And don't say another word. .count to five slowly or 
Let them speak once. .and then say.
Thank you for your time and I promise to let you know of my  decision  after I receive the 'OTHER" bids. .please let me know if you want to make some adjustments to your estimate. .
Don't ever make it appear, that you are only calling one repairman.
Get multiple bids whenever it's practical. . .Make sure they know they are competing with someone else. 

Don't act like a friend or a distant relative. .be polite and leave it at that.
Check them out. .
Don't just hire them by appearances  or price
Check them out or risk consequences beyond a shoddy job!
Technology has made this process easier for all of us. Check business licences and insurance so you know who is reliable and trustworthy by their high  standards. . . and see their Internet presence . .in some cases you may be able to see testimonials
Ask for their references and call all of them!
Together with my tip. .it will  give you the confidence to hire someone that does what they say and does it well!

Tip #8  Should I Put a Lock box in my House when Selling my house FSBO?

Would you leave your front door open all night?
and 
all day for that matter. .

Of course not!


There is a reason why Realtors use electronic lockboxes 
Where only Realtors with current licenses and updated memberships accounts have the key card to open them.

You don't want a combination number from Home Depot for this. .you are courting with a possible bad situation.

You should not have a lockbox on your FSBO property just for security reasons alone. .

But the caveat to this is that:
You have to present when your property is being showed.

Most buyers 99.07895% of them. . 
are turned off by the fact that there is someone "trying" to sell them the house and instead of allowing them to make up their own mind

Its almost like going to the voting booth and someone is looking over your shoulder trying to sell you their candidate and vote for him/her

You would not like that. .
neither does a buyer for your house followed room by room with an avalanche of reasons of why this house is the perfect house for them.. 

Buyers have to be able to imagine the house as their own, you may want to ask for them to give you feedback later and offer to answer any questions they had while viewing your house.. .

Is all about connecting with them once again. . 
even if it is days later. .
You want them to be the house on top of their mind. .
even if your house is not their preferred house

Who knows, their attempts to buy that house may be quickly extinguished by a delusional seller. . and this is when they  may be calling you next!

The Appraisal Factor  (X-FACTOR) that may derail the recovery?


For a long time the so called experts in the real estate market have been predicting an extremely long rebound in the housing market in areas like Urbana Maryland in Frederick County because of the "Shadow Inventory" looming behind the scenes.
This predicted new wave of new inventory was supposed to crush the housing market in Maryland and slow down any momentum that was generated by the Spring and Summer markets of 2011, 2012. To my surprise after seeing the numbers year to year for August 2011 to 2012 . .

"I think the shadow inventory is not really the cause but our market specifically  in Urbana is really sucking right about now!"

The shadow inventory has not materialized  yet there is another factor that is stopping the growth besides the sluggish local economy . The X Factor here may be the appraisals. Appraisals are coming low and killing deals all over Maryland right now. In newer communities like the Villages of Urbana, this is significant because of the time in between sales. In an older neighborhood, someone selling a home 20 years later does not have problems adjusting the final sales price to the appraised value. 

The good news is that we should be looking to a healthy 2013 after we get over this hump.
The market itself will pressure the appraisals to raise prices, together with the decline of short sales and foreclosures in the area. The evidence of this is already showing in many places in Maryland. 

Looking at the cart below, the most significant number is the "Median Sold Price" being 26.48 % LOWER compared to last year.
This affects home prices across the board and one of the reasons why appraisals are coming low.

The average Sold in 2011 was $482,890
The average Sold in 2012 is $355,000

Big difference!


According to the chart below, we have definitely started to see a measurable down trend but do not panic yet. . 
Days on the market is down from 77 to 51, meaning more buyers out there.
Also, the actual average SOLD price is only down 9.71%, a good sign.

In 2013, interest rates will most likely still be at record lows pushing renters in purchasing homes all over Frederick County. ..  in cities such as Urbana Maryland this will push prices higher.
