For Sale by Owner (FSBO) There are some people that sell their home the  FSBO way.
The majority of these sellers do it because they know the person they are selling it too. Most often this involves family members or close friends.
But in most cases they sell their own home to avoid paying a commission to an agent.
This is a risky move for anyone to try as it  reminds me of a time when I met one of my clients for the first time..
First, allow me to introduce myself.
My name is Fernando Herboso, I’m the broker for Maxus Realty Group in Montgomery County Maryland.
I would like to take this opportunity to tell you about this client of mine that had to sell his home and was looking for ways to save money.
He had a dilemma, as he was considering selling his home on his own in an effort to save commission,  but he also knew that selling his home as a FSBO was too time consuming and too risky for him.
Luckily he listened to my presentation as he realized that a very small percentage of FSBO are usually successful.
Why try to overcome the odds and take on the difficulties of creating marketing systems just to sell one home?
I reminded him that my systems were already in place as my company  spends thousands of dollars each month making them run efficiently for all our listings...
That's when I decided to create a postcard that depicts clearly the difficulties for all For Sale By Owner candidates trying to save on commission fees.. .ignoring the facts that it takes time and money to market a home...if you want to achieve the highest value possible.

The odds of overcoming the difficulties in selling a home by creating system from scratch.. .simply does not make any sense these days...
This is why my client realized that he had to employ the services of a full time real estate professional, (that is) if he wanted the odds on his side.
I introduced to all my “Home Selling Systems” one evening at his home. I showed him how we were able to attract buyers for our listings as we multiplied the number of showings by 10 in just the first 7 days we had it listed.
The home was SOLD soon after in just in 27 days, and he  was able to save thousands of dollars on commission fees by "NETTING" more money at the closing table.

Don't get carried away,.

I always figure the return on the investment based on condition, location and comparables around my client's neighborhood.

Ask your agent to do the same for you.

In some cases remodeling your  kitchen may not be such a good idea.

Always try to maintain yourself neutral with light colors if you wan to appeal the masses.
Introducing a new bright color like yellow, red or blue can be a turn off to people that do not like yellow, red or blue. . instead introduce removable accents like flower pots, light fixtures or wall decorations.

This post was inspired while  speaking to a potential seller who stated .. .
"We are considering selling and getting away from here because of a bad neighbor"

After more than 20 years in real estate, this was not a surprise for me, but I reflected on this particular homeowner. ..
What an awful position to be in. .
You are moving your whole family, selling your home . .just because a neighbor?

As you know, pricing and condition are key factors in selling any  home, but there’s one  factor that could influence a buyer’s decision and trump all others. .
Your neighbors!

When buyers come looking to your home for sale, 
They are not just looking at your home but the whole neighborhood as well. .

Then how do you sell a home when bad neighbors create a bad impression when selling your home? 

This is the time where homeowners appreciate HOA's 
If you have an HOA, you may want to enlist and tackle the problem with their help. .remain anonymous if possible

There are also  likely ordinances in place from city ordinances  that require lawns to be reasonably maintained, failure to do so can result in fines, which is usually enough to persuade some homeowner to take better care of the property.

Dealing with bad neighbors can be annoying, but it could cost you money if you are selling your home
A tactful plan of attack using a good listing agent is very important here
Because of a bad neighbor, you should not have to sacrifice the value of your home.

Agents Just Report Value To Sellers
The job of an agent is to report to sellers what home
buyers are willing to pay for a home at a specific point
in time.
Who Then Controls Price?
Generally speaking, the price of your home is a range
that is determined by condition, motivation, timing
and location.
So my agent and I don’t choose the price?
No, it is a consensus between buyers & sellers who reach
agreement on home sale prices. This agreement is called
current market value…. and all financial institutions
subscribe to this to lend money based upon this consensus
Home prices are not set by a single seller wishing for more money.

"The Stock Market Process Is Similar

What do you mean the Stock Market is similar? 
This is what I mean . .
The price that you paid for your home has little
impact on the actual value of your home today…
The value of your home is really determined by the
buyers and the amount that they are willing to pay.

If a share is valued between $20-$25 each. .
NO ONE WILL BE WILLING TO BUY IT@ $30 per share!

If you know about real estate, you've most likely heard the term already
"Location, Location, Location"

This is a little too disingenuous for some people and it distracts them from the actual true 
In reality, location is only one factor.. 
Condition and price are just as important.
The actual order of these three are in my opinion as follows.. .

"Price, Location, Condition"

Location may indirectly affect the price of your home but the price always affects directly the selling of any house.
as condition remain a distant objective that can be solved when time passes and more money is invested.

You may have the best location, a penthouse in the middle of Washington DC overlooking the Washington Monument .. 
The wrong price trumps and stales  this property no matter how superbly is located.
You may have a rowhouse in Baltimore around  bad neighborhoods...and crime all around 
The right price will sell it every time! (no matter the location) 
Price moves houses
Price determines the market 
The buyers  acceptance of price determines the actual value of your home

PRICE- LOCATION -CONDITION

 If you are seller. .you should write this down


A home inside a bad location will  sell if the price is right 
A home in bad condition will sell if the price is right

A home with the wrong price
 will not sell until its corrected!

PRICE is what sells a house! 
not LOCATION..nor CONDITION

Life goes on and listings sit unsold, 
Many blame their agents .. but the blame should be is mostly on the seller's side 

There is no hope when you are selling a house for several thousands of dollars. .
Is a major purchase and  buyers will not overlook a seller's greed when they are obviously 
overpriced...They know you are overpriced and their rejection is very clear

Not your agent
Not your flyer 
Not the marketing. .
Not your sign

it's the price...as simple as it sounds

Buyers will overlook burgundy tile and flower wallpaper in the bathroom
Buyers will overlook 70's wood paneling in your basement
Buyers will overlook the water stain on the ceiling under the top floor bathroom. .
But. . I can assure. .
Buyers will not overlook when you overprice your home!
Your home will become stale. .
with  no showings anymore
You see. .

Don't put blame on the number of open houses. .or the lack of
Don't put blame on an agent that was just trying to please you.
Is not about home much you need to net. .
or 
How much money you need to  retire to Florida. .

It's about the price.
nothing else. .

There are not as many short sales as before. . .still many homeowners are now being pushed in doing short sales because the lenders had enough!

 Many homeowners quickly found out that a modification was a lengthy process that could keep them inside their houses while waiting for lost paperwork and many reviews.

Lenders were obliging. .
Not anymore

We are now  getting many calls from people that have exhausted all their options until now. .
And they are being forced to choose.. .
As the second call for help came to me today. .surprisingly two in a row under the same scenario. .
The banks says. .

" Either DO a Short Sale or we will Foreclose!"

My advice is for you to control the situation and let a short sale dignify your exit from your house that carried you for so many months without payments. .
This is when you take control of your exit for an easy transition to a new location where you will choose to live. .

Every case is different,. 
Every lender has its policies . .
But if the lender is suggesting to do a short sale after you've missed 3 years of mortgage payments. .

You should take that. .

. .unless you have the money to pay the entire balance off from all the mortgage payments  you've missed paying. . 

I asked the person that called me today. .

When was the last time you made a mortgage payment? 
"Her answer was 3 years!"

Then comes the qualification period where you ask. .
"Do I qualify for a short sale?
